Episode 21: Lead Based Pain – Hazards & Documentation
The Insiders discuss the potential hazards of lead based paint in your home, as well as reviewing the federally required documentation for Buying/Selling homes built before 1978.
Highlights:
- If you are considering Buying a home, built before 1978, make sure your Real Estate Broker gives you the brochure, Protecting Your Family from Lead.
- Know that upon writing an offer and getting it accepted, the seller is going to have documentation about what they know, and any investigations that they have had on the home, that reference lead based paint, or the potential for lead based paint. You have the opportunity to review it, and a 10 day inspection period to review any potential hazards that go along with lead based paint as they pertain to that house. Never waive that opportunity! Take the time to at least decide whether you want to have it further investigated.
- If you, as a Buyer, are at all not satisfied with the fact that the home may have a lead based paint risk, Federal law states that you may back out of the transaction and get your earnest money back.
